In the first ten months of 2011 167 homes have sold in Collinsville compared to 223 homes selling in that same period in 2010. The median sale price this year has been $115,000 compared to $113,000 in the year prior period or a 1.8% increase in price. Of the167 homes sold this year, only 2 were listed as new construction, about half of the homes being build 1965, 72 homes sold below $100,000 and 213 sold at a price above $200,000. The median time to sell a home in Collinsville was 98 days compared to 102 days last year. So, all in all, the market has gotten better! Prices are up, slightly, and the time it takes to sell a home was down. The price to list was down slightly, at 95.5% this year compared to 96.1% last year.

This month our featured home is a 3 bedroom home built during the 60’s, with an unfinished basement, on less than an acre. The goal is to look for a specific home and see how that changed not just how the “median home” changed. Our feature home has been selling for $114,875 this year compared to $107,000 last year, or a very nice 7.4% increase! The time it takes to sell this home did rise to 65 days from 59 days, but that is still significantly faster than the “typical” Collinsville home. This home tends to have one finished bath and at least another partial bath. Also, the median home sold was larger this year at 1,574 square feet compared to 1,260 last year. Taking size into consideration the price to square feet rose from $80 last year to $81 a square foot this year.
So the next time someone tells you the prices are still dropping have them explain how they got that data!!!
